As the warm Northeast Ohio summer nears an end, it’s time for more than just savoring the last few cookouts. Scheduling fall HVAC maintenance is the best defense against the coming winter, as regular tune-ups not only ensure that your home comfort systems are running efficiently but also will extend their service lives. So, make sure that your home gets the most out of its heating, ventilation and cooling systems by contacting your local contractor before the cold weather returns.
Seasonal Maintenance
Homeowners can take some steps on their own, such as routine air filter replacement or cleaning (for reusable models), but some regular maintenance needs to be left to the professionals. For seasonal inspections, your contractor will focus on air conditioning efficiency in the spring and furnace safety and efficiency during fall HVAC maintenance. Ideally, they’ll look at both systems, to make sure your A/C is still working properly after the long summer. For fall heating maintenance, they should specifically:
- Check for any leaky or faulty fuel lines or connections.
- Inspect burners for any soot build-up and heat exchangers for any cracks..
- Ensure that exhaust is being sent outdoors through chimney flues or vent stacks with no leaks, corrosion or back-drafting to prevent gas build-up indoors.
Your Tune-up
During an HVAC maintenance tune-up, in whatever season, your contractor should do the following:
- Inspect thermostat settings to ensure that proper heating and cooling.
- Check that the system is starting and shutting down properly.
- Apply lubrication to moving parts to lengthen lifespan and maintain efficiency.
- Inspect, clean, and change air filters, though homeowners should ask to learn how to do so themselves, as filters should be replaced at least every three months and as often as monthly during high-use seasons.
- Check for loose, disconnected or broken electrical connections.
- Look for blockages in furnace, heat pump, or air conditioner condensate drains that could cause mold growth, high humidity, and water damage.
