Most people select HVAC equipment solely based on the manufacturer’s efficiency ratings and expected unit performance. However, from day one of the operation, variables like wear and tear, aging components and issues relating to the overall efficiency of the home conspire against optimum efficiency and low operating costs. Preventative HVAC maintenance by a qualified technician can help hold the line against these factors.
While today’s HVAC equipment generally requires skilled professional maintenance, there are still a few do-it-yourself items:
- Change your system’s air filter. Make sure to complete this task monthly. It’s the single most important aspect of DIY maintenance and will pay off in the future, in lower energy costs and longer equipment service life.
- Cut back weeds and other vegetation that may block your outdoor coil’s air intake vents. Also, make sure fallen leaves and other debris aren’t stuck in the vent openings.
- Pour one cup of water and another cup of cleaning solution into your A/C condensate drain pan annually during the summer.
- Make sure to check that all supply vents are open in every room.
- If your carbon monoxide detector is battery-powered, install a fresh battery every year.
Now, here’s what a qualified HVAC technician will complete on a typical preventative HVAC maintenance call:
- Clean your air conditioner’s evaporator and condenser coils.
- Inspect the heat exchanger in the furnace for cracks and other defects.
- Measure A/C refrigerant charge. If it’s low, he will inspect your system for any leaks.
- Check the electrical contacts of all wiring.
- Lubricate the blower motor if the bearings have oil ports. Oil other moving parts, like the fan pulley, and check the fan belt for wear and proper tension.
- Inspect your ducts for visual evidence of leakage, loose segments, etc.
- Test airflow for any presence of carbon monoxide.
- Verify thermostat operation and calibrate if necessary.
