An often-overlooked factor in finding the right house is the HVAC system. Not only do your air conditioner and heater keep you comfortable, but they’re also responsible for a large portion of your energy bills. When you know what to look for, choosing the best HVAC system – and house – for your family doesn’t have to be complicated.
The HVAC System
There are two areas to look at with the HVAC system itself: age and condition.
The age of the HVAC system is important because each unit has an expected lifespan.
- Furnace: 15-20 years
- Heat Pump: approximately 16 years
- Air Conditioner: 10-15 years
Of course, these lifespans aren’t guaranteed. Proper maintenance plays in important part in keeping your machinery running as long as possible. However, if you’re buying a house with a 13-year old A/C, you can assume two things:
- You’ll probably need to factor in a replacement in the next few years.
- You’re probably not getting maximum energy efficiency.
The condition of each unit is another factor to consider. Even relatively new systems can be in poor condition if they haven’t been properly maintained. Ask the current owner for maintenance and repair records for the HVAC system and consider having a professional inspection done so you know what condition the system is in.
The Energy Efficiency of the House
There are three areas you can look at to determine if the home you’re considering is energy-efficient: ducts, insulation, and air leaks.
Ductwork is a big factor in energy efficiency. A few gaps in the duct joints or holes in the ducts themselves can waste a lot of energy through escaped air. Inspect your potential home’s ductwork for issues. They are usually a simple fix if you find any.
Insulation can greatly decrease your energy bills. Check to see if the insulation in your potential home is adequate for your needs.
Windows and doors are the biggest culprits for air leaks. While leaks can drive up your energy bills, they’re typically easy to seal.
