Do you have some rooms that stay cold in the winter while the rest of the house is comfortable? Other rooms that never seem to cool off in the summer? If those sound like familiar scenarios, you’re a good candidate for a zoning system.
With HVAC zoning, your home is divided into two or more zones, each equipped with its own dedicated programmable thermostat. The thermostat controls automated duct damper(s) that open or close when that particular zone requires more heating or cooling. This allows for individualized comfort control that’s suited for particular parts of your house.
This is far superior to the traditional situation where one thermostat was expected to do the impossible – create comfortable temperatures throughout a large, multi-level or sprawling house. We’ve all lived in places where the finished basement stays chilly throughout the winter; upstairs bedrooms always feel a bit too warm or clammy in the summer; or solar heating from the sun keeps one side of the house warmer than the other.
A typical zoning system will have one zone on each level of the house, perhaps the finished basement, the main floor and the upstairs bedrooms. However, other factors can help determine zones, such as rooms with excess sun exposure, a lot of windows, cathedral ceilings, different building materials, or too much or too little insulation and air sealing.

- Whole-house comfort. Family members can feel comfortable in every room in the house. You won’t have rooms that are no man’s land because of uncomfortable temperatures.
- Family harmony. Arguments over temperature settings will be less frequent when family members spend time in rooms where they can set their preferred temperature.
- Energy savings. You’ll enjoy lower heating and cooling bills when you’re not conditioning unused parts of the house. Consider how much energy goes to waste in a house where one or two people are hanging out in one or two rooms, and the rest of the house is basically empty.
