If You’re Buying a House, Get These HVAC Questions Answered

When home buying, you certainly have a lot of questions you want answered. How old is the home? Is the roof sound? One vital home system that deserves scrutiny is the HVAC system. Here’s what to know when checking out prospective homes:

How Old Is the HVAC Unit?

Keep in mind that central air systems last, on average, about 10 to 12 years. Gas-burning furnaces may last about 15 years. You don’t want to go into a home-buying situation where you may need an HVAC replacement soon.

Is the Warranty Transferable?

Some HVAC warranties are transferable. Ask for the warranty information — if there is any — to see if you are covered. Also, if the previous homeowner has been working regularly with an HVAC contractor, there may be workmanship guarantees in place too.

What Kind of Thermostat Has Been Installed?

At the very least, you want a programmable thermostat to optimize home comfort and energy savings simultaneously. Newer HVAC systems may have a smart thermostat or a Wi-Fi thermostat installed, which is ideal.

Are There Any Maintenance Records?

A typical home inspector is knowledgeable of course, but he or she is likely not a pro when it comes to HVAC systems. A so-called inspection may have simply involved turning on the thermostat to all settings to see if the HVAC system complied.
